Conservatory roof conversion

 

DID YOU KNOW?
If you change a conservatory roof with a lightweight tile such as a Metrotile, this becomes a sunroom in terms of regulations.


WHAT DOES THIS MEAN?

Conservatories are allowed to be built over a habitable room such as lounge/bedrooms, however if converted to a sunroom then the lounge/bedroom should have another window/door to the external elsewhere. Alternatively, you can design the sunroom to be open plan with approx. 25% glazing plus the opening that is built over.

Architects can advise you/builder and do all calculations/drawings for building regulations.

HOW MUCH DOES A CONSERVATORY ROOF CONVERSION COST?

The costs can vary depending on size, however a 4m x 4m conservatory would cost approx £5-6k for a basic conversion.

The cost can be influenced by many factors including; if the existing frame can be kept or removing to install a new roofing frame, what insulation can be used such as rigid insulation or products such as Superquilt, new heating and electrics.

WHY CHANGE YOUR CONSERVATORY TO A SUNROOM?

Most people's reason for wanting to change their conservatory to a sunroom is due to being too hot in the summer and too cold in the winter, however a solid insulated roof helps retain the heat in the winter and helps keep the room cool in the warmer months.

WHAT PERMISSIONS DO I REQUIRE?

In most cases you will at least need building warrant approval which involves providing the local authority with plans, U Value calculations, data sheets and structural engineers SER certificate/plans, however you may also require planning permission.
